Raise the rent the right way under the Renters' Rights Act.
Work out the earliest valid start date for a Section 13 rent increase, keep a record per property and send a clear letter. For private landlords in England.
What the rules ask
- Since 1 May 2026, rent review clauses no longer work. A Section 13 notice on Form 4A is the way to raise the rent.
- At least two months' notice, and at most one increase a year.
- The new rent starts on the first day of a rental period.
- Tenants can ask the First-tier Tribunal to decide; it will not set a rent above what you proposed.
